With elevations ranging from 3,800’ to 4,300’, about 45 acres of the land forms a natural basin with a spring-fed lake in the center. Local reports state the lake holds healthy numbers of cutthroat trout and potentially other cold-water species (unverified). Two seasonal creeks also run through the property. The lake is fed by a mountain spring, surrounded by wetland and lush vegetation. The mix of terrain and year-round water source makes it a magnet for wildlife like whitetail deer, mule deer, elk, moose, and bears. The forest consists of larch, Douglas fir, spruce, and lodgepole pine.

PROPERTY IMPROVEMENTS

Improvements on the property are in various stages of development. These include a structure on a permanent foundation, a chicken coop, shed, fencing, and more. A semi-fenced area contains fruit trees intended as the start of an orchard. The property has no grid power, well, or septic system. Solar panels were planned to provide electricity, supported by gas or propane generators. Water was previously drawn from the lake and filtered, and the campers used advanced dehydrating toilets. ACCESS AND INTERNAL ROADS

Access is about 1.1 miles from the turnoff at McKillop Creek Road to the property line and 1.6 miles to the lake, passing through a steel security gate. The road is in good shape and is drivable with a truck or SUV in fair weather. There are over two miles of internal roads on the property, varying in condition but accessible by UTV. The ridge lines on the east and west sides of the lake offer excellent viewpoints and glassing spots for observing game.

Happy’s Inn, a nearby restaurant and bar known for hosting top-tier live music and events, is just a quick seven-minute drive away. The property is located 40 minutes from Libby and 1 hour from Kalispell. Glacier International Airport is only 1 hour and 6 minutes away. The Thompson Chain of Lakes is visible from the property and offers excellent fishing for lake trout, kokanee salmon, perch, crappie, cutthroat trout, northern pike, and brook trout. The Cabinet Wilderness sits a few miles to the west for those looking to explore high-mountain terrain. This vast wild area offers countless opportunities for snowmobiling, hiking, horseback riding, backcountry hunting, and camping. Waterfalls, snow-covered peaks, and crystal-clear lakes are just the beginning.

 

The property lies within Hunting District 103, a general unit for deer and elk. Bear and wolf tags are available for purchase over the counter, and mountain lion tags are available through a draw.
