2022 was an excellent year and proved to be a sellers’ market through and through. At first glimpse, 2023 appears to be moving at a slower pace, which we believe is the direct result of high sales volume leading to a lack of inventory industry wide.
At Compass South, we are no strangers to this cycle where sellers hold firm based on strong and sometimes crazy
comparable sales, while buyers become more investment driven amid increasing economic uncertainty. Hopefully, the cycle will soon flush, and buyers and sellers alike will recognize that many opportunities remain available.
Sellers: beware of this softening market and negotiate when profits allow.
Buyers: recognize opportunities when they arise.
Unlike the high flying, “everything goes” market we’ve recently experienced, the emerging market is where experienced, knowledgeable land brokers stand out by offering solid, dependable acquisition to disposition data and strategies to clients.

We’re proud to announce that Jordan Nanney, Director of Field Operations, was recently recognized by the Kentucky-Tennessee Society of American Foresters for his impressive performance in forestry. During 2022, Compass South Appraisals experienced substantial growth as appraisal services expanded in South Carolina, North Carolina, and Georgia. This growth was accompanied by an impressive 10% increase in the number of financial clients served – totaling nearly 1,400 completed assignments by year-end. Things look optimistic for 2023 and we expect to continue expansion in terms of both clientele and market share.
